Automatic Fire Detection Systems
Pyrosec
specialise in the supply, installation and maintenance of fire detection systems in domestic and commercial premises. Many people these days are unsure of their legal obligations and requirements when it comes to fire systems and this is where we can advise you.

Most people will ask the question …….Do I require an automatic fire detection system?

The answer to this question depends on the premises in question and the legal requirements. The property concerned could be your home and therefore you and your immediate family would benefit from the early warning that an automatic fire detection system would provide, or it may be your business at risk which would have considerable consequences should a fire leave you unable to trade.

In multi occupancy buildings, such as rented properties (particularly HMO’s / houses in multiple occupation)  these systems are essential to warn all occupants of a fire or emergency situation at the earliest opportunity.

Sometimes fire detection and alarm systems are used to compensate for structural fire protection shortcomings or to give special cover for items of high value. Whatever the reason, an automatic fire detection and alarm system generally provides a network of manual call points, fire sensors and alarm warning devices over the area covered.

It is, in effect, the eyes and mouth of the building to constantly monitor the building and warn if a fire breaks out, or is suspected. In the same way we do if we see flames or smell burning.

It is worth taking note that the Regulatory Reform (Fire Safety) Order 2005 (FSO) came into effect  October 2006 and replaced over 70 pieces of fire safety law. It applies to all non-domestic premises in England and Wales, including the common parts of blocks of flats and houses in multiple occupation (HMOs).

This legislation means that under the FSO, the responsible person must carry out a fire safety risk assessment and implement and maintain a fire management plan.

What does this mean for business owners and landlords ?

Recent reforms within the Fire Brigades throughout England and Wales have meant that some local autorities have started to strongly enforce their powers to ensure that all business and property owners are complying with legislation. In some cases, they may even restrict the response to certain premesis!  This has resulted in increased visits to business’ and the issuing of closure orders if owners do not comply with the British Standard.

Ensuring you Comply !

It is important that all property owners who fall under the regulations comply with BS5839 and the local fire officer and council requirements.

Thankfully it is relativley easy to ensure that you are being proactive and responsible should a fire officer or council official visit your premesis by making sure that you have  ;

  • Fire alarms or smoke detectors that meet the British Standard.
  • A fire risk assesment.
  • Fire extinguishers of the correct type.
  • Emergency lighting (if applicable).
  • Regular maintenance plans in place for your safety systems.

Should any of these issues affect you, we can help by ensuring you have the correct procedures and equipment in place.

Please fill out our contact form for more information, or search our extinguisher page for details of further fire services.
